Cooper City resident Hope Stoller is celebrating another incredible year in real estate. Hope’s roots run deep in Cooper City. She began her real estate career shortly after moving to Florida 25 years ago.  Hope put her Marketing and Management degrees from the Business School at SUNY Albany to work and opened her own brokerage within a year of obtaining her real estate license. She later joined Charles Rutenberg Realty in 2021.

The Southwest Broward Real Estate Market

With housing prices high and interest rates still above 6 percent (6%), we asked Hope for some insight on the local market. 

“We currently have on average four months of inventory for single-family homes and ten months for condos and townhomes, which gives buyers more time to make better-informed decisions,” commented Hope, “Many buyers feel stuck. There’s strong demand, but affordability is a real and growing constraint. As a result, buyers are waiting. A large portion are hopeful that mortgage rates and prices will improve; therefore, they are hesitant to jump in now.”

Sellers are seeing affordability affecting listings as well. “We see a lot of expired and delisted homes on the market. When a home expires after a certain number of days on the market that is a clear sign that the market has rejected the property.

“Many sellers are removing their homes from the market because they are not receiving many viewing requests or offers.  That’s where strategic pricing and strong marketing come in, and that’s where I can help.”

Interest Rates Still Impacting the Market

“Interest rates have decreased over the past year, but affordability remains a significant concern,” said Hope, “Nearly all homeowners have mortgage rates well below current rates, which means they have less reason to move.  Foreclosures are at an all-time low as well. This limits housing supply, which puts upward pressure on prices.

Experts are predicting a small appreciation in single-family home prices for 2026, but condos may continue to see a decline in pricing due to high inventory and rising association fees. Interest rates are likely to come down modestly in 2026, maybe in the 5.8–6.2% range, with some scenarios as aggressive as 5.5%. Expect a rebound in buyer activity, especially for single-family homes, as lower rates attract more buyers. I predict a soft recovery rather than a boom; more balanced than the overheated market of prior years.”
